The six-week window for terrace waterproofing in Goa

Terrace waterproofing in Goa should be done between February and late May. Coatings need a dry slab and several dry days to cure properly, and the practical window closes as pre-monsoon showers begin, usually in the last week of May. Work carried out in June because a leak has just appeared will not bond to a wet slab and generally has to be redone.

Why timing matters more than product

Every terrace coating system, whether acrylic, PU or a fibre-reinforced membrane, relies on adhesion to a dry substrate. A slab that has been rained on holds moisture for days afterwards, and moisture trapped under a coating turns to vapour in the sun, lifts the film and blisters it. The coating then peels in sheets in exactly the way people assume means they bought a bad product.

The product was probably fine. The slab was wet.

A sensible schedule

• February — inspect. Look for cracks, ponding, damaged parapet junctions and blocked outlets. This is the month to get a quotation.
• Early March — repairs. Crack filling, mortar repairs to junctions, re-laying any failed slope. These need to cure before coating.
• Late March to April — clean and prime. The surface must be free of dust, laitance and old flaking coating.
• April to mid-May — apply the system. Two coats, with the recommended interval between them.
• Mid to late May — final inspection and flood test if the design allows one.

The parts that actually leak

Most terraces do not fail across the open field of the slab. They fail at the edges and interruptions.

• Parapet junctions, where the horizontal slab meets the vertical wall. The coating must turn up the parapet by at least 150 mm.
• Drain outlets, where water concentrates and where coatings are often stopped short.
• Around water tanks, pipe penetrations and any fixing bolted through the slab.
• Existing cracks that were coated over rather than opened up and filled.
• Ponding areas where water sits for days because the slope is wrong. No coating survives standing water indefinitely.

If the leak appears mid-monsoon

Do the temporary thing, not the permanent thing. Clear the outlets, put a tarpaulin over the worst area if it is safe to do so, and manage the water indoors. Then book proper treatment for the following February.

Anyone offering a guaranteed permanent terrace fix in July is offering you a job that will need doing again.
