Exterior paint in coastal Goa: what fails and why

Salt, humidity and UV attack an exterior coating from three directions. Why coastal repaints fail early, and what to specify.

Exterior paint in coastal Goa typically fails from three causes: alkali attack from insufficiently cured or damp plaster, salt crystallisation lifting the film from beneath, and UV degradation of the binder. The fixes are an alkali-resistant primer on a properly dry surface, an exterior-grade acrylic or elastomeric film that tolerates movement, and accepting a shorter repaint cycle than inland.

Three things attacking the film

  • Alkalinity. Fresh cement plaster is highly alkaline and will saponify an unsuitable paint film, causing patchy discolouration and poor adhesion. New plaster needs to cure — typically 28 days minimum, longer in humid weather — and an alkali-resistant primer.
  • Salt. Airborne salt penetrates the film, crystallises as it dries and pushes the coating off from underneath. It shows as flaking with a clean, powdery surface below. Nearer the coast, worse.
  • UV and heat. Breaks down the binder over time, giving chalking — a powdery residue when you rub the surface with a finger. Deeper shades chalk faster because they absorb more heat.

What to specify instead

  • An alkali-resistant primer on any new or freshly re-plastered surface. Skipping this is the commonest cause of early failure.
  • An exterior-grade acrylic emulsion at minimum. Elastomeric coatings cost more but bridge hairline cracks, which matters on a wall exposed to thermal movement.
  • Lighter shades on rain and sun-facing elevations. They chalk more slowly and show salt bloom less.
  • Proper film build — two full coats, not one heavy one. Coverage figures assume two.
  • Crack filling before coating, not paint applied over an open crack in the hope it bridges.

Preparation is most of the job

On a repaint, the surface almost always needs more work than the owner expects. Chalking must be washed off and the surface allowed to dry fully, loose and flaking material scraped back to sound substrate, fungal growth treated rather than painted over, and cracks opened and filled.

A good coating on poor preparation fails faster than an average coating on good preparation. If you are choosing where to economise, do not economise here.

Realistic expectations

Manufacturers quote exterior life in years under test conditions. On an exposed coastal elevation in Goa, expect meaningfully less than the number on the pack, and plan a touch-up cycle on the worst-facing walls rather than a full repaint of everything at once.

For hotels and villas, the practical pattern is a full exterior repaint every few years with annual touch-ups on the west and south-west elevations after each monsoon.

Timing again: Exterior painting needs the same dry window as waterproofing — February to May. A repaint started in late May rarely finishes properly.
